How to build a house pad

This is the sequence we follow on a residential pad in Middle Georgia. If you are preparing land for a house and want to understand what you are paying for, or you are doing part of it yourself on your own acreage, this is the order of operations and the places it goes wrong.
1. Know where the house goes before you move dirt
Fix the building location first and fix it against everything else on the site.
The house has to sit clear of setbacks and easements. It has to leave room for the drain field and its replacement area, which is a hard constraint that people discover too late, and it forces the whole layout to move. The driveway has to reach it at a grade a vehicle can climb.
The well, if there is one, needs its separation distance from the septic.
Get a survey. On rural acreage where the corners are barbed wire and a rusted pin, guessing about property lines before spending money on earthwork is not worth it.

2. Clear and grub
Clearing takes the trees and brush off. Grubbing takes out the stumps and root balls.
Grubbing is the part that gets skipped, and it should not be. A stump left buried under fill rots. When it does, you get a void, and the pad above it settles into the void. That produces exactly the localized settlement that cracks a slab. Roots, stumps and organic debris come out and go off site or into an approved spoil area, not under the pad.
Erosion control goes in around now. Georgia requires it, and silt fence installed before you disturb ground works considerably better than silt fence installed after the first storm has already moved your topsoil into the ditch.
3. Strip the topsoil
Take the topsoil off the entire pad footprint, plus a working margin around it, and stockpile it somewhere out of the way where it will not wash.
Strip depth depends on the site. Sometimes it is four inches, sometimes it is eighteen where the organic layer runs deep. You are going until you reach mineral soil that will actually hold a load.
Keep the stockpile. Good topsoil is expensive to buy back and you will want it for final grading and landscaping.
4. Proof roll the subgrade
Run a loaded truck or a heavy roller across the exposed subgrade and watch for movement. Areas that pump, rut or deflect under the load are soft, and they will keep being soft under a building.
Soft spots get undercut, meaning you dig out the bad material and replace it with compacted select fill. On sites with a high water table or persistent seepage this may also mean installing a drainage layer or underdrains before you build up.
This step is cheap and it is the last easy chance to find a problem.
5. Build up in lifts
Fill goes on in layers. Six to twelve inches loose depth, depending on your material and what you are compacting with. Each lift gets compacted to specification before the next one goes on.
Watch moisture continuously. Georgia clay has a narrow window where it compacts properly. Too dry, it will not bond and you get a lift that looks fine and fails a density test. Too wet, the roller pumps it and you are making the problem worse with every pass. Water it or dry it as needed. In August you are usually watering, and after a wet spell you are waiting.
Have compaction tested as you go, not at the end. Typically 95 percent of maximum dry density for structural fill, per the geotech report on an engineered project. Finding a bad lift when it is the third of five is a bad afternoon. Finding it after the slab is poured is a different category of problem.
Build the pad oversized. Extend it several feet past the building footprint on all sides. The edges of a fill are always the least compacted part, and if the pad ends exactly at the foundation line, your footings are sitting on the weakest material on the site.

6. Shape the finished grade
The top of the pad wants to be level in the sense of consistent elevation, but the site around it does not. Grade falls away from the pad on all sides so that water leaves. A common target is around six inches of fall in the first ten feet.
Georgia gets intense rainfall in short bursts. Water that has nowhere to go finds the foundation, and a pad built without positive drainage around it produces a wet crawlspace or a saturated slab perimeter no matter how well it was compacted.
7. How to square a building pad
Squaring means getting the pad and the layout at true right angles so the foundation goes down straight. Two methods, and you should use both.
The 3-4-5 method uses the fact that a triangle with sides of 3, 4 and 5 units has a right angle between the 3 and the 4. Run a string along one side of the building line. From the corner, measure 3 feet along that string and mark it. From the same corner, measure 4 feet out along the perpendicular direction and mark that. Adjust the second line until the distance between the two marks is exactly 5 feet. That corner is now square.
On a house, you scale the numbers up, because the longer the legs, the more accurate the result. Use 12, 16 and 20 feet, or 30, 40 and 50, whatever the site allows. Small triangles multiply small measuring errors across the whole building.
The diagonal check confirms the whole rectangle. Measure corner to corner both ways. In a true rectangle the two diagonals are identical. If they are not, the shape is a parallelogram, and you adjust corners until they match. Do this before anything is set, because a rectangle that is out by two inches on the diagonal produces a foundation that fights every framing dimension in the house.
For anything beyond a small outbuilding, a laser level or a rotary laser and a rod is doing this faster and more accurately than string and tape, and on an engineered pad a surveyor sets the corners anyway.
8. Stake, document and hand over
Set the corner stakes and offset hakes clear of the excavation so they survive the foundation dig. Get an as-built showing final elevations. Collect the compaction test reports.
That documentation is what makes the pad pad ready rather than just finished. A builder who cannot see test results has no reason to trust the pad, and neither does an inspector.
What this looks like on a real site
Every step above assumes an ordinary lot. Real ones have springs in the middle of the building envelope, forty feet of fall across the footprint, a neighbor's runoff crossing the property, or rock at eighteen inches. Those change the sequence and the cost.
