What is a building pad in construction?

A building pad is the flat, compacted platform of earth that a structure gets built on. Before the footings, before the slab, before anything you would recognize as a building, somebody has to cut, fill, shape and compact the ground into a stable level surface engineered to carry the load above it.

House pad, building pad and construction pad all mean the same thing. Pad site means something else, and we will get to that, because the two get confused constantly.


What a pad is made of

A pad is not just dirt pushed flat. Done properly it has a structure.

The topsoil comes off first. Topsoil is full of organic material, it holds water, and it compresses over time as that organic matter breaks down. Leave it under a slab and you have built on something that will settle unevenly. It gets stripped and stockpiled, usually for reuse in final landscaping.

Below that you reach subgrade, the native soil the pad will sit on. This gets proof rolled to find soft spots. Where the subgrade will not hold, it gets undercut and replaced.

Then fill goes on in lifts, layers of six to twelve inches depending on the material and the compaction equipment. Each lift gets compacted before the next goes down. You cannot dump four feet of fill and roll the top of it, because the bottom will never reach density and the building will settle into it.

Fill material matters. Select fill, meaning granular material with the right mix of gradation and enough fines to bind, compacts predictably and drains. Heavy Georgia clay can be used but it is moisture sensitive, meaning it compacts properly only in a narrow moisture range and turns to soup outside it. Organic material and debris do not belong in structural fill at all.

The finished pad sits above the surrounding grade. That is deliberate. Water has to run away from the building, and a pad built flush with the yard collects it instead.

Compaction, and why it is the whole job

Everything above is in service of density. A pad is judged on how well the soil particles have been packed together, because voids are what let a structure settle.

Compaction gets specified as a percentage of maximum dry density from a Proctor test, typically 95 percent for structural fill under a building, sometimes 98 percent for heavier loads. A geotechnical technician confirms it in the field with a nuclear density gauge or equivalent as the pad goes up.

Skip the testing and you find out later, and later means after the slab is poured. Differential settlement, where one part of a pad drops more than another, is what cracks slabs and racks door frames. It is also very expensive to fix once there is a house on top of it.

Moisture content is what makes or breaks compaction. Soil compacts to its maximum density at a specific moisture content and falls off on both sides. Too dry and the particles will not slide into place. Too wet and water fills the voids you are trying to close, and it pumps under the roller instead of densifying. In Middle Georgia summers you are often watering fill to get it up to spec. After a wet week you are waiting, or discing the material to dry it out.

What does pad ready mean in construction?

Pad ready means the site work is finished to the point where a builder can walk on and start construction.

Practically, that means the pad is cut and filled to design elevation, compacted to spec with test results to prove it, and squared and staked so the builder can lay out the foundation. Site drainage is established so the pad sheds water and does not pond. Access is in, meaning a construction entrance the concrete trucks can actually use. Erosion control is installed and functioning, which in Georgia means silt fence, construction exit and whatever else the approved plan calls for.

When land is advertised as pad ready, that is the claim being made and it is worth verifying. Ask for the compaction test reports and the as-built survey. Pad ready with no paperwork behind it means somebody pushed dirt around.

Pad site versus building pad

Here is where the terminology splits, and it splits along industry lines.

In commercial real estate, a pad site is a parcel of land, usually at the front of a shopping center along the road, sold or ground leased to a single tenant for a freestanding building. The bank, the drive-through coffee place and the fast food restaurant sitting in front of a grocery-anchored center are on pad sites. When a broker says pad site they mean the real estate: a legal parcel, with its own access, parking and utility stubs, that somebody develops independently of the main center.

In construction, a pad is the physical earthwork. Compacted soil at a design elevation.

They connect at the point where a developer prepares the pad site by building a pad on it, which is exactly why the words got tangled. But if a broker is showing you a pad site and you are picturing a compacted platform, you are talking about different things. Ask which one is meant.

Pad house or pad home usually just means a house built on a pad, which for a slab-on-grade home in Georgia describes nearly all of them. It is not a distinct construction type.

Why the pad decides what the building does for the next fifty years

A good pad is invisible. Nobody walks into a finished house and admires the compaction.

A bad one announces itself gradually. Hairline cracks in the slab that widen. Doors that stop latching. Tile grout that separates along a line. Water standing against the foundation after a storm, because the finished grade never actually drained away from the building. By the time these show up, the pad is under a house, and remediation means underpinning or mudjacking, which costs a multiple of what doing it properly would have.
